Lease Details

Rent is due on the 1st of the month and is late on the 4th of the month. You will begin receiving late fees on the 4th of the month. 

At Millennium MetroWest, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only 14.00 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least 100,000 in personal liability coverage and send your Declaration Page to the property office for verification. 

We offer leases from 7 to 15 months. 

$150 will be applied on the 4th if payment is not received. 

We are committed to fostering transparency with our residents and their families.  Please refer to our Fees Sheet to reference all move-in fees.  Each charge is thoughtfully allocated to actionable services 

What is Included in Your Lease

No, each unit is unfurnished and ready for you to make it home!

Additional fees are: - $98/mo community fee.  This covers valet trash, pest control, utility billing fee, and amenity fees.  - There are 3 options for parking, ranging from $10/mo-$225/mo.  - We also offer Parcel Pending package lockers for a one-time fee of $20.  - $350 non-refundable pet fee, $150 non-refunadable fee for second pet rent.  $25/mo/animal pet rent. 

Utilities (water, sewage, & gas) – utilities are sub-metered and billed monthly through Billee. This will be paid through your Resident Portal with your rent installments. Electric needs to be set up by the resident with OUC. 

Parking is first come first serve and it has a fee of $10/mo. The reserved parking fee is $40/mo 

The Leasing Process

$75 per applicant, $250 Administrative fee, and Security Deposit (based on floorplan) 

No! Our entire application and lease process can be completed in the comfort of your home from any device. 

On our website, go to Lease Now and select your favorite floor plan. You will fill out the application all about YOU. You will have the option to add parking, pets, and a guarantor during this process.    If you have added a Guarantor, they will be sent a separate email to fill out their application and sign the Guarantor Agreement.  We will then begin your screening process and communicate any further questions we may have.  Once the application is completed, the lease will be automatically generated for you to electronically sign.  And just like that, you're ready to call Millennium MetroWest HOME! 

We require a 60-day notice if there's no renewal. 

Yes, but there's an early termination fee. Depends on the selection the residents choose on the lease. 

Living at Millennium MetroWest

Rent will be paid through the Resident Portal or in person. We accept e-check credit/debit card. You can set up a one-time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a check, money order, or cashier’s check to the office.  We also work with Flex to offer you flexible payment plans based on your needs! 

There are Salto readers on the doors to our common area, pedestrian gates, and pool. All of which will light up from red to green when unlocked by holding the key fob to the reader for at least 2 seconds. 

Guests are allowed to park on the street, but not allowed to park behind the gates. 

2 guests per apartment and must be the residents at all times. 

Our utilities are hassle-free! For Water, Sewage, and Gas, there is no setup or deposits required. We use Billee to manage our utility billing. This amount will be applied to your account and paid with your monthly charges.  The only utility you need to set up on your own is through OUC, which is a super simple process that can be done online or over the phone! 

Our partner, Ally Waste, will pick up your trash every night Sunday-Thursday. You will set your provided trash can outside of your day as early as 6:00 PM. Your trash must be bagged and tied to be picked up. All boxes must be broken down. Trash cans need to be brought back into your unit by 9:00 AM. 

Our after-hours team is here for your maintenance emergencies. Emergencies include:  Water leaks or overflowing water from a tub/shower/sink/appliance, AC goes out and it is over 85 degrees outside, Heater goes out, and it is under 55 degrees outside, Apartment lockout (bedrooms not included).  Please contact our office at 689-500-4343 and select prompt 4 to be directed to our on-call maintenance team member for your emergency. In case of any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property. 

All our amenities, except our pool deck and Gather Room, will be open 24/7. We understand that Orlando life is busy and schedules can be all over the place, so you can enjoy our state-of-the-art fitness center, workroom, and more whenever your schedule allows! The pool deck and Gather Room hours are 9:00 AM – 10:00 PM. 

Your pets are part of your family, and that means finding a home that welcomes all of you! We welcome your furry friends at our pet-friendly residences! They will love our Pet Park and walking the trails along Turkey Lake. Please get in touch with the office at 689-500-4343 if you have any questions about our breed restrictions or Pet Policy.

We want all of our residents to enjoy their living experience throughout their time at Millennium MetroWest. We ask that our residents and their guests follow all Community Guidelines found in your lease, including:   

1.No glass containers in or near the pool. 

2. Proper use of amenities or common area spaces.  

3. No smoking anywhere within the community. 

4. Pets must be kept on a leash at all times.  

5. Misuse of property safety equipment (fire extinguishers, exit signs, etc.) 

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a 500 transfer fee applies. 

At Millennium MetroWest, we offer a package locker system for 24/7 package pick-up access. You will register with Parcel Pending with a one-time $20 fee. Delivery drivers will place your package in a locker, and an access code will be texted to you. If a package will not fit in the lockers or the lockers are full, the package will be put in the package room.  If a signature is required, we will keep the package safely in the Leasing Office.  You will have a designated mail box where your mail and smaller packages will be delivered.
